Selling Your Home Virtually During COVID-19
Now I know for most sellers, this is not the ideal way to sell a home. But if you are in the position where you need to sell or you really want to sell, then you're going to have to follow certain guidelines, especially here in Downingtown, Pa. So I want to detail for you the five strategies that I've personally implemented to sell a home virtually in less than five days with nine competing offers.
Step One is that you want to make sure that you have high quality pictures and video. Now I'm going to say this, that for every single house that you sell, you should have high quality photos and video. It should go without saying, but especially in this case. So if someone's not actually able to come inside your home, you have to show it in the best possible light. The easiest way to do that is through pictures and videos. We've been doing video for a few years now and we've gotten really, really good at it and we're able to show the buyer the exact way that they would walk through the home so we can really give them that feeling and that excitement that they're actually there. Again, this should be the first step for every house that you ever sell, but now is more important than ever to make sure that you have high quality photos and high quality video, and the best way to do that is to hire a professional photographer.
Step Two is going back to the basics. Something that we should always be focusing on, especially myself in my profession as a real estate agent is to have accurate and detailed listing descriptions. Now is not the time to skimp on writing a two or three sentence listing description and not having accurate and detailed information. If a buyer can't physically come into the property, they need to know that what they're reading is accurate and detailed and it has the most amount of information possible so that they can make the best and most informed decisions. So we want to make sure that we are giving room dimensions, an accurate description of the amenities, and we want to feature your property in the best possible light. This will give buyers the best possible scenario and show them through technology and written communication that this is the right home for them.
Step Three is having detailed information about the neighborhood. Not only are you selling your home, but you're also selling your neighborhood and the community you live in. In addition to painting the best picture for the home, we want to paint the best picture for the neighborhood as well. Highlighting what makes your community such an amazing place to live is a value add that will help to give potential buyers an idea of what it is like to live here. We want to showcase how close it is to local shops, restaurants, grocery stores, recreation, etc.
Step Four is the 3D walkthrough. There is technology out there that allows us to show buyers your home through a 3D lense, such as Matterport. Buyers are now able to tour your property at any time of day and they can get a feel for being in your home without actually being there. This is another way to elevate your listing over the competition. Not being able to physically tour a home will be a downside to most home buyers so we need to give them every possible avenue to see your home.
Step Five is the virtual open house. This is where we're going to rely on the sellers a little bit, depending on where you're located. So here in Pennsylvania right now, there are no in-person showings and a real estate agent is actually not allowed to be inside a property. What that means, is we're going to rely on you, the seller to help us out with a virtual open house. We can set up a Zoom link for the virtual open house, and provide our clients with some additional pieces of equipment to help give a really good walkthrough of the property in real time. The buyer will be able to ask certain questions about the home and we will be able to answer them accordingly.
